From various land management and title insurance firms come a risk of fake ones which have managed to pass through all the screening and verification processes that are put in place to check for such fake titles. Even with the event of digitization, most land management authorities still rely on the paper forms which signifies ownership and any other fact that may have to do with the land in question. In some countries, a trip to forgery hotspots can get you a seemingly original looking copy of one for a few bucks. As with any transactions of the same nature the corruption most often goes far beyond the land authority entasked to manage these affairs.
From the fraudster seller, real estate agent, loan officer, lender and all through out the process, involvement is sure to encompass a whole group of people for the checks and balances in place can detect such fradulent titles at any step of the processing. Buyers are advised to seek only well established realty agents and broker who have a reputation to protect. Get land titles verified through the state’s respective agencies so any discrepancies can be found and caught early in the game. Any discrepancies, a mis-typed word, erasures and other outward signs should be suspect to further investigation. Information is the key so keep up to date with the latest developments and keep in tough with people such as established brokers and others who will provide you with credible information regarding such matters.
